Tiny Bandit Signs

One of the least expensive forms of marketing is with a business card.  There are two types of cards. The first is your regular business card that is for networking with others in the industry, or leaving with a seller or buyer after a meeting. The second is for marketing purposes. This card looks like a "tiny bandit sign". The We Buy Houses signs you see on the highways and telephone poles are called bandit signs. They are illegal in many areas. People use them because they have a high rate of response.  You can get a similar effect when you purchase a business card size bandit sign and leave it every where you can.

Salons barbershops, mechanic, restaurants, community centers,  office reception areas, laundromats, coffee shops, are a great place to start. Have your kids or anyone else give them out at large events. You never know who needs to sell or who knows someone else.

Rent to Own

For Rent By Owner Signs

Have you seen one of these signs lately? Keep your eyes open. For Rent By Owner signs can be a good lead source, especially for Creative Financing (lease options, owner financing).

 

How to Take Action:

  • Take a pic of the property & the sign
  • Get the address to write down, type in notes, or enter into your Real Estate CRM
  • Search the address online to see what info maybe on Zillow or other RE listing sites.
  • Call the owner/landlord and ask them to tell you about the property (listen)
  • After they've shared, let them know it sounds nice. Ask if they would consider a lease with the option to buy?
  • If Yes, let them know you'd like to speak to them more about it after you speak to your partner and of course come take a look
  • If No, ask is it ok to follow up with them in case they change their mind. Mark your calendar to follow up.

Mindset is Everything

 

I started taking real estate seriously in 1999.  I was super excited to buy my first house as a young single mom.  I didn't know a lot, but I was sure I'd find a way to make it happen. I had a problem though.... I had no investment capital, credit or income to get a real estate loan, nor did anyone in my immediate family or friend circle.  I was literally what we all call "broke".  What I did have was passion, and purpose.  I knew that it was up to me to make sure my child didn't have to live in the projects for the rest of his life.

Don't get me wrong, it was a blessing for me to be born when and where I was.  It taught me resilience, it made me hope, and I never stopped dreaming of better.  As I've matured, and life has taught me a few important lessons about what really matters, I realized that I've always been rich in a different sense.
